Send a Letter — If there’s no response to calls and texts, then send a letter to the tenant and save a copy of what you sent for the tenant’s file. If eviction becomes necessary, or it turns into a legal battle, you’ll want to document all communication as much as possible.

Consider Eviction — If after a few weeks the tenant doesn’t reply to the letter that was sent, it’s time to consider eviction. You can evict the tenant yourself, or hire a third-party company to do it. Although this is the least desirable option, sometimes it becomes necessary.
